Provenance on every field

Parcel ID, year built, lot size and jurisdiction each show which dataset supplied them and when it was retrieved.

Conflicts surfaced, not hidden

When two public sources disagree, both values are shown and flagged for you to resolve — the system never silently picks one.

You approve what lands in the report

Public data is offered as prefill. Accepting a field is an explicit, audited action, and it never overwrites your own field observations.

Nationwide routing

State and county FIPS routing selects the official GIS or open-data service for the jurisdiction, with Census fallback when a county publishes nothing usable.

How the workflow runs

  1. 01Enter or pick the address; it is parsed and normalized to a canonical property identifier.
  2. 02Census geocoding resolves coordinates and the state/county FIPS codes.
  3. 03The engine routes to that jurisdiction's official parcel or GIS service.
  4. 04Results are normalized into one property record with per-field provenance and freshness.
  5. 05You review, accept or reject fields, and the acceptance is recorded in the audit log.

Frequently asked questions

Where does the data come from?

Free, official public sources — the US Census geocoder and government ArcGIS/open-data services published by states and counties. The specific dataset is named on every field.

Is this a substitute for a title search or permit approval?

No. It is preliminary reference data from public records to speed up your fieldwork. It is not a legal determination, permit approval or flood determination.

What if a county publishes nothing?

Coverage varies by jurisdiction. When no official parcel service is available, the record shows what could be resolved and marks the rest unavailable rather than guessing.

Can it overwrite what I observed on site?

No. Inspector observations always win; public data is prefill you explicitly accept.
